Option #1 FULL SERVICE

This solution is for the investor who desires to have as little “hands-on” contact with residents as possible. You may live out of state or just want someone else to handle the day-to-day details. We handle everything. Marketing, leasing, maintenance/remodeling , rent collections, legal matters. Everything. You will constantly be kept up to speed on what is going on but not need to coordinate the details. You’ll receive a monthly report that details every rent collected and expense required for managing the properties.
Cost- 10%-14% of total rents collected 

Option #2 LIMITED SERVICE

Full Service – No Maintenance – This solution is for the investors who “already have a guy,” or just want to get a property leased in order to make it more valuable to sell. We lease it, you handle the rest. Your guy not available? No problem, we’ll handle the request on a case by case basis.
Cost – Equal to one months rent

*Includes website posting, yard sign, and up to 5 showings. Additional showings at $25 per showing.

Includes everything the Full-Service package offers PLUS discounts to restaurants and shops such as Greek’s Pizzeria, Jimmy Johns and more, prominence on the website – your listing closer to the top of the page. Welcome packet for your residents full of gift cards from local vendors, a t-shirt and water bottle left on their kitchen counter during move-in.
Cost – 14%-16% of total rents collected
